Going to look at another house for the grandson this morning. The house is pretty okay looking on the website, but...

2600 sq ft insulated, plumbed for heat garage! Wooooooooo. Small-ish lot and in town which would be a big problem for me, but reasonably private.

House is 1980 model with updates. Garage appears much older, think it was a commercial building at one point.

Well...they lied. Again.

Listing says "built 1980" Bull. Shit. 1940 would be a lot closer. Full dimension, roughsawn lumber in the basement. Trim details in house definitely much older than 1980. Might have been jacked up and put on the poured concrete foundation in 1980...

Really weird note: Forced hot air furnace which is my least-favorite form of heat anyway. The cold air returns were made by tacking sheet metal over the joists in the basement and using the joist bays as ducting. WTF?

Multiple leaks in foundation. Sump pump running every 5 minutes or so. Upstairs updates very amateurish. Kitchen was actually fairly nice, but small.

That 2600 square foot garage was probably The Shit in 1940 but it ain't seen a lick of maintenance since. Sills sitting right on the ground and rotting. Asphalt shingle siding falling off. 2x4 rafter tails lead me to suspect that the entire roof is iffy. Interior ratty, it'd take a couple of 40 yard roll-offs and a month of labor to clean it out.

Didn't take long to say "Thanks, but no thanks" on that one.

First thing I'd recommend is for grandson to get a new realtor for his agent! Sounds like the one he's got is not any good. The problems you've described in both of these last two should have been caught by his agent long before you even went to look at them.

Next up is a single wide on 37 acres. Trailer is meh, but 37 acres and a $95K price tag is attractive as they plan to build custom later anyway.

Good plan..

I remember looking at houses every weekend after I came back from a week working abroad and was feeling more like doing nothing for two days.
My (then-) wife pre-selected places to visit and we went together. Like your grandson there was a time pressure since we sold the house where we lived and agreed on moving out at a certain date.
All the places we saw that were not even close to the description in the ad...

In the end after something like four months and seeing around 50 properties we finally found the right place. Worst 15+ weekends of my life.
